South East Timber & Damp Guarantee
South East Timber and Damp Limited provides up to 10-year guarantees on all specialist services (Timber, Damp & Below Ground Waterproofing). Please see your survey report for more details on what is covered.
Your guarantee moves with the property.
If you sell your home within the guarantee period, our damp proofing guarantee transfers to the new owner at no extra cost. This is a genuine selling point for buyers and can be reassuring during a house sale, since it shows the work has already been professionally treated and protected.
Why do we only offer up to a 10-year Damp Proofing Guarantee ?
In our experience, very few 20-30 year guarantees are honoured because companies go bust or cease trading.
In our experience, if works fail due to poor installation, it generally happens within the first 2-3 years. We will immediately re-inspect in this case and advise on the next steps.
Defects that occur after this time are generally building defects and are not related to the specialist works carried out.
At South East Timber and Damp, we offer Insurance Backed Guarantees using the provider QANW.
The principle of an Insurance Backed Guarantee is to honour the terms of the written guarantee originally issued by the installing contractor, where the contractor has ceased to trade as defined in the policy document and therefore cannot satisfy claims against the guarantee.
This ensures that if we, the contractor, cease to trade, the client is covered under this one-off payment insurance policy.
We recommend taking out this cover to protect you and your property if we cease to trade. The QANW product has a maximum term of 10 years. Therefore, we offer a maximum 10-year guarantee to run alongside this optional insurance policy.

What a 30-Year Guarantee Actually Means (And What It Doesn't)
It's easy to be swayed by a bigger number. If one company offers a 10-year guarantee and another offers 30, the 30-year one sounds like the safer choice. In reality, the length of a guarantee matters far less than what stands behind it.
A guarantee is only as good as the company that issued it, unless it's insurance-backed. If a company guarantees you 30 years and then stops trading in year 8 (through closure, liquidation, or simply moving on), that guarantee becomes worthless. No one is left to honour it. No insurance company will insure a guarantee for more than 10 years. That is why our guarantees are up to ten years.
This is exactly why the Property Care Association requires its members to offer Insurance Backed Guarantees. Our work is protected under the QANW scheme, which means that even if we were ever to cease trading, the guarantee is still honoured through the insurer, not us. That protection matters far more than the number printed on the certificate.
We have also seen companies offer supplier guarantees; these aren't work guarantees, but guarantees for the chemical used. They don't help you if things go wrong.
So before choosing a company based on guarantee length alone, it's worth asking a more useful question: is this guarantee backed by an independent insurer, or is it only as good as the company's word? If a business can't answer that clearly, the number on the guarantee means very little.
